Managing a home should not be a part-time job, and we find that many of our clients are spending their limited “free time” navigating the complexities of their property. There is no single ideal client. Rather, CASAVIA is ideal for homeowners who would like their property run behind the scenes by a team such as ours–seamlessly, efficiently, and calmly.


The larger the home, the greater the demand, so typically our clients have properties on the upper end of the scale. Furthermore, every property could use systems and structure, so we tailor packages to reflect the home's complexity. We also have smaller properties under our care, as some clients need 24/7 emergency response.


Our clients often make contact overwhelmed, frustrated, and no longer enjoying their home. Maintenance becomes reactive, contractors become hard to manage, and small issues get missed. When little things are missed, they become big things. Basic maintenance can quickly snowball into stress and unwarranted spending. We protect your most emotional asset.


CASAVIA provides private property management for homeowners, not rental management for tenants. Our role is to proactively protect, maintain, and present each home to a high standard—overseeing repairs, maintenance, and long-term asset care with the experience to manage both the practical details and the broader needs of the property.


High-value homes often have more complex systems, more detailed finishes, and higher expectations around presentation. A proactive approach helps identify issues early and protect both the experience of living in the home and the value of the asset.


It means knowing someone capable is keeping an eye on the property, handling issues before they escalate, coordinating the right people when work is needed, and keeping the owner informed without requiring them to manage everything personally.


We work with trusted, vetted trades and coordinate them carefully from start to finish. That includes defining the scope, arranging access, monitoring progress, following up on quality, and making sure the work is completed to the expected standard.


Communication is central to what we do. Clients need clarity, not noise, so we focus on keeping them informed with practical updates, clear recommendations, and transparency around what is happening at the property.


We provide ongoing oversight while the owner is away, including regular checks, maintenance coordination, issue management, and communication as needed. The goal is to make sure the home remains secure, well-maintained, and ready for use whenever they return.


We can oversee a range of residential improvement works, from smaller upgrades and maintenance projects through to more involved works requiring multiple trades. Our role is to help coordinate the process, maintain standards, and keep things moving smoothly.
